Investor questions
Can I use Airbnb income for a DSCR loan in Los Angeles?

Short answer
Some DSCR lenders will count short-term rental income. But inside the City of Los Angeles, short-term rentals are only allowed in your primary residence, so most investment properties can't legally run as an Airbnb. Check the address's local rules before you count on that income.
How does a DSCR loan look at rent?
A DSCR (debt service coverage ratio) loan qualifies the property, not your personal income. The lender divides the monthly rent by the monthly payment: principal, interest, taxes, insurance and HOA. If the rent covers the payment, the deal can work. Each lender sets its own minimum ratio.
Do DSCR lenders accept Airbnb income?
Some do. In my experience, lenders usually count it one of three ways:
- 12 months of booking history. If the property already operates as a short-term rental, some lenders use platform statements.
- A third-party rental projection. For a purchase with no history, some lenders accept a report estimating nightly rate and occupancy.
- Long-term market rent. Many lenders skip short-term income entirely and use the appraiser's long-term rent estimate (the rent schedule on Fannie Mae Form 1007).
Guidelines vary a lot. Two lenders can look at the same property and count the income very differently.
What does LA's Home-Sharing Ordinance allow?
The City of Los Angeles has regulated short-term rentals (stays of 30 days or less) through its Home-Sharing Ordinance since July 1, 2019. As of 2026, the core rules are:
| Rule | What it means for investors |
|---|---|
| Primary residence only | You must live there more than six months a year. A second home or rental you don't live in doesn't qualify. |
| 120 nights a year | The standard cap. Going beyond it requires an Extended Home-Sharing approval from the city. |
| One listing per host | You can only register one home-sharing unit in the city at a time. |
| No RSO units | Rent-stabilized units can't be used for home-sharing, even if you own them. |
So for a pure investment property inside city limits, a lender may not count short-term income on a property that can't legally earn it.
Other cities in LA County, and unincorporated county areas, have their own rules. Always check the specific address.
What should I check before buying?
- Confirm which city or county the address is in, and whether short-term rentals are allowed there.
- Run the numbers on long-term rent too. If the deal only works as an Airbnb, that's a risk.
- Ask the lender how it will count the income before you pay for an appraisal.

Quick answers
Can I Airbnb a rent-controlled unit in LA?
No. Units under the Rent Stabilization Ordinance aren't eligible for home-sharing.
Will a DSCR lender use my house-hack's Airbnb income?
If you live there, it's a primary residence, which is usually a different loan type than DSCR. Ask me about owner-occupied options that may count rental income.
